At Aflex Homes we are happy to customise any of our plans to fit your needs. Want to move windows, doors or walls – no problem, just talk to us and we can make it happen
What is included in the cost?
Architectural Plans

Joists and Flooring: 190 x 45 H1.2 joists as per plan and 20mm particle flooring

Wall frames: Pre cut – pre nailed from Carters

Roof frames: Pre cut – pre nailed from Carters

Fascia: Timber 180 x 25mm pre primed H3

Soffits: James Hardie, Hardie soffit as per plan

Cladding: Treated plywood with Treated battens Board and batten shadow clad direct fixed

Guttering: PVC gutter with PVC down pipes

Windows: Double glazed – Architrave

Ceiling Batten: 75 x 40 kiln dried

Insulation: R:2.6 walls R:3,6 ceiling batts

Floor insulation: Expol

Interior Linings: Standard 10mm GIB walls and 13mm standard ceilings as per plans

Skirting and Architraves: 60mm bullnose or beveled edge

Can I upgrade my kitchen or bathroom?
If you would like to upgrade from the standard included items, we are happy to accommodate this at an expense above the listed house price. We will help you through what your options are and ensure you are happy with your changes.
What are the payment terms?
Your first payment of 5% of the total build price, is made after you review and sign our sale and purchase agreement and confirm your colour options (so that we can order materials). This will allow us to; Finalize your plans with our qualified architect, and apply for consent for your home
Your second payment is 30% of the total build price. We will begin construction of your new house, at our yard in Westport. Once the roof is on and the house is wrapped ,
you will make your third payment, which is 30% of the total build price. When we start plastering and painting,
you will make your fourth payment, which is 30% of the total build price.
Once we’ve completed your house, you’ll make your fifth and final payment, which is the balance owing (5% of the build price).
After you have made your final payment, the house is ready for the transporter to collect. Throughout the build process above we will invite you on-site to overlook the project, and make sure you are 100% happy before we go any further.
